Yadkin County Recording Fees

Yadkin County follows the statewide fee schedule. Under G.S. 161-10, most instruments cost $26 for the first 15 pages and $4 per page after that. Deeds of trust and mortgages cost $64 for the first 35 pages, then $4 per additional page.

The excise tax on conveyances is $1 per $500 of the sale price under G.S. 105-228.30. The seller pays this before the deed can be recorded. This tax applies to all transfers of real property in the state.

Filing a Deed in Yadkin County

The grantor signs the deed. A notary acknowledges the signature under G.S. 47-14. The document must meet all format rules in G.S. 161-14. Paper must be 8.5 by 11 or 8.5 by 14 inches. The first page needs a 3-inch top margin. Other margins require at least half an inch. Use black ink on white paper with a 9-point minimum font.

Print on one side of each page. Name the instrument type at the top. Deeds made after January 1, 1980, must show the drafter on the first page per G.S. 47-17.1. Bring it to 101 S State St in Yadkinville. Pay the fees and excise tax.

The register stamps the deed with the filing date and time. Under G.S. 47-18, North Carolina is a race to record state. The first to file has priority. Record your deed right after closing.
